The most expensive HVAC failures we encounter are also the most preventable. The Aaron M. case study on the furnace tune-up page — a competing contractor adjusted manifold pressure to “make the furnace work harder” without understanding Salt Lake’s 4,226 ft altitude derate requirement, producing elevated CO and accelerated heat exchanger degradation — would have been caught during any properly-performed annual tune-up. The Lin K. cracked heat exchanger case from the heat exchanger repair page — the 2003 Bryant 90 Plus that finally cracked after 22 winters — would have been visible on borescope inspection 1-3 years earlier than the catastrophic failure that triggered her CO alarm at 4:34 a.m. The Karen W. AC compressor that nearly failed from the storage bins blocking the return air, which we documented in the AC tune-up page — same story. Annual maintenance isn’t the most exciting HVAC service we provide, but it’s the most valuable one. Equipment that gets serviced annually lasts longer, runs more efficiently, fails less often, and rarely produces the dramatic emergency calls that get HVAC contractors profiled in newspapers. Across 2024, customers on our Comfort Care annual maintenance plan had 73% fewer emergency dispatches and 41% lower total HVAC spending compared to non-plan customers with equipment of comparable age and complexity.
HVAC maintenance work splits into three categories: annual tune-ups (combustion analysis, mechanical inspection, refrigerant checks — the technical work that verifies equipment is operating within manufacturer specifications), filter and consumable service (replacement of filters, humidifier pads, UV bulbs, water treatment cartridges — the ongoing work that keeps systems functioning), and maintenance plans (subscription arrangements that bundle services with priority dispatch and parts/labor discounts). Below is what we offer in each category, what it costs, and how to choose between approaches. For technical detail on specific tune-up procedures see the Comfort Care plan page, furnace tune-up page, or AC tune-up page.
Our annual maintenance subscription. $189/year includes: spring AC tune-up (19 measurement points), fall furnace tune-up (19 measurement points), one set of standard 1-inch pleated MERV 8 filters (additional filter types available at filter cost), 15% discount on any repairs, priority dispatch with reduced response time, waived after-hours emergency fee, and free annual humidifier and dehumidifier service for plan members with those systems. The plan pays for itself within 2-3 years for typical households even without any repairs; for households with multiple repair events, the savings can be substantial. Multi-system households add $89/year per additional system.
19-point fall tune-up including combustion analysis with Testo 320, borescope heat exchanger inspection, manifold pressure verification with altitude derate confirmation, ambient and combustion CO measurement, mechanical component inspection, controls and safety system verification, and written report with all measurements. $129 single-visit or included in Comfort Care plan. Optimal scheduling September through early November before peak heating demand.
19-point spring tune-up including refrigerant subcooling and superheat measurement, evaporator coil inspection, condenser coil cleaning, electrical component testing (capacitors, contactors, disconnect), condensate drain verification, refrigerant level checking and adjustment if needed, blower motor amperage testing, and written report. $129 single-visit or included in Comfort Care plan. Optimal scheduling March through May before peak cooling demand.
Filter delivery and replacement. Comfort Care plan includes standard 1-inch pleated MERV 8 filters at each tune-up visit; high-efficiency 4-5 inch deep media filter replacement available as add-on. Standalone subscription service available for households not on Comfort Care plan: $95/year (MERV 8 1-inch, 4 deliveries), $145/year (MERV 11), $185-$245/year (MERV 13 in 4-5 inch deep media).
Annual service for whole-house humidifiers (water panel replacement, mineral cleaning, calibration) and dehumidifiers (coil cleaning, filter replacement, drain line inspection). Included in Comfort Care plan for plan members with applicable systems. Standalone service: $145-$245 per visit depending on equipment.
Annual UV-C bulb replacement on mercury vapor UV-C systems (Reme-Halo LED systems need replacement every 5+ years). Included in Comfort Care plan as part of annual visits. Standalone: $85-$140 per bulb replacement.
Thermostat calibration, firmware updates, schedule programming, integration with other smart home equipment. Included in Comfort Care plan visits. Standalone consultation: $85-$165.
Best for households with significant respiratory sensitivities, high-end equipment with extended warranty coverage, or homes with multiple systems where reliability matters most.
