HVAC Maintenance Salt Lake City | Comfort Care Plan

HVAC Maintenance in Salt Lake County

The most expensive HVAC failures we encounter are also the most preventable. The Aaron M. case study on the furnace tune-up page — a competing contractor adjusted manifold pressure to “make the furnace work harder” without understanding Salt Lake’s 4,226 ft altitude derate requirement, producing elevated CO and accelerated heat exchanger degradation — would have been caught during any properly-performed annual tune-up. The Lin K. cracked heat exchanger case from the heat exchanger repair page — the 2003 Bryant 90 Plus that finally cracked after 22 winters — would have been visible on borescope inspection 1-3 years earlier than the catastrophic failure that triggered her CO alarm at 4:34 a.m. The Karen W. AC compressor that nearly failed from the storage bins blocking the return air, which we documented in the AC tune-up page — same story. Annual maintenance isn’t the most exciting HVAC service we provide, but it’s the most valuable one. Equipment that gets serviced annually lasts longer, runs more efficiently, fails less often, and rarely produces the dramatic emergency calls that get HVAC contractors profiled in newspapers. Across 2024, customers on our Comfort Care annual maintenance plan had 73% fewer emergency dispatches and 41% lower total HVAC spending compared to non-plan customers with equipment of comparable age and complexity.

HVAC maintenance work splits into three categories: annual tune-ups (combustion analysis, mechanical inspection, refrigerant checks — the technical work that verifies equipment is operating within manufacturer specifications), filter and consumable service (replacement of filters, humidifier pads, UV bulbs, water treatment cartridges — the ongoing work that keeps systems functioning), and maintenance plans (subscription arrangements that bundle services with priority dispatch and parts/labor discounts). Below is what we offer in each category, what it costs, and how to choose between approaches. For technical detail on specific tune-up procedures see the Comfort Care plan page, furnace tune-up page, or AC tune-up page.

Why HVAC Maintenance Pays

Equipment longevity.
Manufacturers’ design life assumes annual professional maintenance. Skipping maintenance reduces typical equipment service life by 25-40%. A furnace with proper maintenance lasts 18-25 years; without maintenance, 11-15 years is more common. For a $7,800 furnace replacement, that’s $3,200-$4,600 in earlier replacement costs from skipped maintenance.
Operating efficiency.
HVAC equipment efficiency degrades over time without service. A furnace running at original 95% AFUE drops to roughly 87-90% AFUE after 5-7 years without service, costing approximately $120-$240 per year extra in heating costs for a typical Salt Lake home. AC efficiency degradation is similar; a 16 SEER system running at 12-13 SEER effective costs $180-$320 more per cooling season.
Repair cost reduction.
Most expensive repairs trace to deferred minor issues that compounded over months or years. Capacitor running 8% low (still works, but increases compressor stress) eventually fails, contributing to compressor degradation. Refrigerant slightly undercharged (still cools, but compressor works harder) eventually causes compressor overheat. Both situations cost $145-$245 to address proactively at tune-up; cost $1,400-$3,800 when they finally cause compressor failure.
Safety verification.
Combustion analysis catches CO problems before they become CO emergencies. Borescope heat exchanger inspection catches developing cracks before they release combustion gases into supply air. Pressure switch testing catches failed safety devices that might allow unsafe operation. None of these are visible without professional measurement.
Manufacturer warranty preservation.
Most HVAC manufacturer warranties (Carrier, Trane, Lennox, Rheem, Bryant, Goodman) require documented annual maintenance to remain valid. Skipping maintenance can void warranty coverage on otherwise covered failures. The first time a warranty claim is denied for “lack of maintenance documentation,” the math shifts dramatically in favor of annual tune-ups.
Emergency dispatch reduction.
Equipment that’s been properly maintained fails on the schedule of manufacturer expectation, not the schedule of stress and overload. Emergency repairs (after hours, weekend, holiday) cost 50-100% more than scheduled repairs. Reduction in emergency dispatches alone often pays for the maintenance plan in cold-snap or hot-spell heavy households.

What to Expect from Annual Service

  1. Pre-visit scheduling. Maintenance plan members get priority scheduling and reminder communications. Fall service typically scheduled September-November; spring service typically scheduled March-May. We work around your schedule but try to complete service before peak demand seasons.
  2. Service duration: 60-90 minutes typical for residential single-system tune-up. Larger systems, multi-equipment installations, or systems requiring repairs during the visit may run longer.
  3. Service technician arrival. All techs are licensed, EPA Section 608 certified for refrigerant handling, drug tested, and trained on our specific procedures and documentation requirements.
  4. Equipment access. Service technician needs access to: HVAC equipment (furnace, AC condenser, air handler), all supply registers and return grilles, electrical disconnects, thermostat. Plan members can elect to be present during service or let us in remotely (most have garage code or hidden key arrangement — we accommodate either preference).
  5. Service execution. Following the 19-point checklist for the season. All measurements documented. Equipment cycled through full operation to verify performance.
  6. Findings review. If any issues are identified that warrant repair or attention, the technician explains the finding with measurement data, provides written repair quote with options, and helps you decide on the path forward. No high-pressure sales tactics; we present information and recommendations and respect your decision.
  7. Documentation delivery. Written report emailed within 24 hours (or paper report at time of visit if preferred) with all measurements, findings, photos of any concerns, and recommendations for next steps.
  8. Follow-up scheduling. If repairs are warranted, scheduling is arranged immediately. If everything is operating normally, the next seasonal tune-up is pre-scheduled if you prefer (you can always reschedule if dates need adjustment).

Common Maintenance Considerations

“My equipment is new — do I need maintenance?”
Yes, particularly during the first year. Manufacturer warranties typically require annual professional maintenance to remain valid. New equipment also benefits from early intervention — issues caught in the first 2-3 years often trace to installation rather than equipment failure, and resolution under warranty saves the homeowner from absorbing the cost. Many manufacturers (Mitsubishi, Daikin, Lennox premium tier) offer extended labor warranty programs that require Comfort Care-equivalent maintenance for warranty preservation.
“My equipment is older — is maintenance still worthwhile?”
Yes, but with different focus. Older equipment maintenance focuses on safety verification (combustion analysis, heat exchanger inspection) and efficiency preservation (proper combustion ratios, electrical connection tightness, lubrication where applicable). The investment-vs-replacement decision approaches more frequently for older equipment; tune-up findings often inform that decision.
“What if you find a problem during the tune-up?”
We document the finding with measurements, explain what it means, and provide written repair quote with options. Comfort Care plan members get 15-20% off any repairs. Safety-critical findings (cracked heat exchanger, severely elevated CO, failed safety device) require immediate action; we explain implications honestly and provide both repair and replacement quotes.
“Can I do my own HVAC maintenance?”
Some maintenance you can handle: monthly filter inspection and replacement, periodic visual inspection of outdoor unit for debris and damage, keeping vegetation cleared from outdoor condenser (24-36 inch clearance), keeping supply registers and return grilles unobstructed. The instrument measurements (combustion analysis, refrigerant pressures, electrical continuity, static pressure) require professional tools and training, plus the safety considerations of gas equipment.
“What’s the catch with maintenance plans?”
Honest answer: there isn’t one. The plans are structured to provide value to typical customers; we make our money on the volume of plan members and on legitimate repairs identified through preventive maintenance rather than on upselling unnecessary services. Plans don’t require equipment to be replaced; they don’t include hidden charges; they can be cancelled at any time. The 15% repair discount alone often pays for the plan over a year or two of typical equipment service.

Frequently Asked Questions

How often should HVAC equipment be serviced?
Annual professional service is the standard recommendation for typical residential equipment: spring AC tune-up plus fall furnace tune-up (or one combined visit for heat pump systems). Some equipment benefits from more frequent service: high-runtime applications (commercial settings, home offices with significant load), older equipment (more inspection points may need attention), systems with multiple components (boiler systems with hydronic distribution, multi-zone systems with controls).
What’s the difference between maintenance and repair?
Maintenance is preventive — verifying that operating equipment continues to meet specifications, with minor adjustments and consumable replacements as needed. Repair is reactive — addressing components that have failed or are about to fail. Good maintenance prevents most repairs; even with maintenance, some repairs will be needed as equipment ages. The Comfort Care plan structure provides preventive maintenance plus discounted reactive repair when needed.
Can I cancel my maintenance plan?
Yes, anytime. No cancellation fees. Plan benefits end at the date of cancellation (not refundable on the unused portion of the current year, but no further charges). Plan members who sell their homes can transfer the remaining plan year to the new owner at no charge, which is a common closing-table benefit.
Do you service brands you didn’t install?
Yes. We service all major HVAC brands regardless of installer. Standard residential brands we work with regularly: Carrier, Trane, Lennox, Rheem, Bryant, Goodman, Amana, American Standard, York, Heil, Tempstar. Higher-end systems: Mitsubishi, Daikin, Bosch, Viessmann, Weil-McLain, U.S. Boiler, Buderus, Navien. If you have unusual equipment, contact us for confirmation.
Will maintenance plan visits be done by the same technician each time?
When possible, yes. We try to assign returning customers to technicians who’ve serviced the equipment before for continuity and equipment history familiarity. Schedule changes, technician availability, and route optimization may sometimes prevent same-tech continuity; in those cases, complete service history travels with the equipment record and any tech can pick up the file.
